Cash Buyer Database: Best Platforms to Find Wholesale Buyers

By DispoIQ. Published .

This comparison is published by DispoIQ, real estate disposition software for wholesalers, and DispoIQ appears in its own table below alongside nine other platforms. Inclusion here is not an endorsement or a ranking by merit; row order follows the candidate list this page was built from. The right cash buyer database depends on the job, and no single platform below is named the overall winner.

What kind of cash buyer database do you need?

The right choice depends on the job. A cash buyer database can mean records you filter yourself, a list of buyers who declared interest, a marketplace where you post a deal, or a workspace managing buyers you found. None of the four confirms a buyer will act today.

The sourcing methods behind any cash buyers database for real estate start with finding cash buyers; the how to find cash buyers on facebook walkthrough covers the community route.

Four types of cash buyer database, and what each confirms.

A provider can span categories; verify before trusting the label.

Which platform fits each job?

PropStream

PropStream fits DIY research: filter property and transaction records yourself into a buyer list, per its guide's method for cash purchases. Its pricing page names three plans and a custom option, but the captured text held no plan or skip-trace prices. Ask what a plan costs and what a skip-trace lookup adds.

BatchLeads

BatchLeads fits property-lead search with owner contact enrichment built in, filtering by purchase date and financing. Its site lists lead and export allowances by plan, not base prices. Ask for current Growth, Professional and Scale prices before comparing cost.

PropertyRadar

PropertyRadar fits public-record research with matched owner contacts built into every plan, each with a published monthly or prepaid-annual price. Unsettled: whether its cash-buyer view is a distinct list type or a filter you build on ownership data. Ask which applies before treating it as a maintained list.

DealMachine

DealMachine fits driving-for-dollars and owner-data workflows, with per-seat data credits and a mail app for postcards. The vendor says plans start at $99/mo, while its own calculator defaults to $149 for one seat. Ask whether it offers a cash-buyer-specific search or only general owner data.

InvestorLift

InvestorLift fits wholesalers who want a deal marketplace and buyer outreach, not a self-managed list. Buyer limits and seats scale with its Pro, Falcon and Lieutenant plans. Its page shows quarterly and annual totals alongside separate monthly figures that do not reconcile. Confirm actual cost and tier names before signing. See InvestorLift alternatives.

InvestorBase

InvestorBase fits area-based cash-buyer search with skip tracing and deal landing pages, per its FAQ headings. Those headings raise skip-trace cost, CSV export and state coverage, but answers and current prices were not captured. Ask directly for plan price, skip-trace cost and export terms.

Connected Investors

Connected Investors fits map-based buyer search with contact lookup, list building and shared team notes, built into Starter, Team and Business plans. Each plan publishes skip-trace and export allowances alongside price. Unstated: which records its buyer profiles come from. Ask before treating a profile as confirmed purchase history.

Cash Buyers Vault

Cash Buyers Vault fits a deal-marketplace and buyer-map workflow, with blast messaging and shareable property pages around a posted deal. The vendor says its database updates weekly and calls its buyers vetted. The verification method and any current price were not on its site at capture time. Ask what "vetted" checks.

MyHouseDeals

MyHouseDeals fits a self-declared buyer list tied to its member deal board: people who recently said they buy, contact details gated to top-tier members. No membership price was on its site at capture time; self-declaration is a different evidence standard than a transaction record. Ask what confirms interest is current.

DispoIQ

DispoIQ fits buyer management once you already have contacts. Map search and nearby discovery surface local buyers, and matched buyers add straight to the buyer CRM with buy boxes, deal pages, and open and offer tracking. Scale adds two-way texting and one automatic follow-up, canceled by a reply or opt-out. DispoIQ is waitlist-only; pricing is above. See best disposition software for the workflow distinction.

Compare the total inputs, not just a headline price

Before you compare headline prices, list what each plan actually bills for. Check the subscription billing basis, monthly or prepaid annual, the number of included seats, access or export caps, per-lookup or per-record charges, messaging or channel usage costs, and any registration or carrier fees layered on top of the base plan.

A buyers list you already built still carries its own maintenance and messaging costs once you start reaching out to it. Record your own current quotes as you call each vendor. A blank comparison worksheet can hold the subscription price, per-seat cost, per-lookup cost, export cap, usage fee and registration fee side by side for every provider on your shortlist. A purchased real estate investors email list still requires checking its provenance and permitted use before you message anyone on it.

Questions to ask before choosing a provider

Ask each provider these five questions and expect specific answers, not marketing language.

  • What record or stated interest supports each buyer on the list, and where does it come from?
  • How fresh is that evidence, and what is the stated refresh policy?
  • Who is the decision maker on a purchase: an individual investor, a fund, or a wholesaler reselling the lead?
  • What exactly does the provider verify: contact accuracy, a past purchase, or current ability and intent to buy?
  • What contact, usage and export conditions apply once you pay?

Contact verification and present funds are not the same question, so ask both. A purchased investors list in real estate still needs its own provenance check before you rely on it. If you are trying to identify who is actually buying a specific property type right now, rather than researching a provider, see how do i find investors for real estate.

Questions about databases and buyer lists

Does a database verify a buyer's ability to close? No. Every provider here researches, filters or lists potential buyers; none of the captured evidence confirms funds or intent on a deal. Treat a match as a lead, not a closed transaction.

Is a database enough to manage disposition? No. Finding buyers, confirming interest and communicating about a deal are separate jobs. A database or list handles the first; qualification and communication need their own process.

Shortlist by job fit, evidence basis and total cost, then confirm current terms with each vendor before you commit.
